About the Ranch
The Big Sky River Ranch is truly a unique
Western Montana property. With its approximate
600 acres overlooking the underdevelped Flathead River, it is a rare opportunity. The adjacent river frontage is in a public conservation easement allowing access to the river.
The federal government through the
Confederated Salish and Kootenai Tribes owns
approximately 93% of the frontage on the river
and this ranch makes up a significant portion of
the private holdings. A 520 acre State of
Montana grazing lease is included in the
purchase.
Amazing views from the ranch include the
Mission Mountain Range and Flathead River
corridor. Across the river are the velvet hills
of the Ferry Basin Elk Conservation area.
Vanderburg Creek runs through the ranch.
The size of the ranch offers privacy in and
of itself but it is also totally adjacent to
federally owned open space that is unlikely to
ever be developed. The view seen now is the view
that will likely be seen forever. The valley
remains one of the most undeveloped river
valleys in Western Montana. This solitude and
lack of development is offset with the fact that
it is only 50 minutes to an international
airport and the popular university city of
Missoula. The lovely Quinn's Hot Springs Resort
and restaurant are only 15 miles away.
There is 1,700’ paved landing strip on the
ranch allowing small plane access.
The property and surrounding areas abound
with recreational opportunities including
wildlife viewing, hunting, fishing, hiking and
riding.

wetlands. Boating and fishing is excellent along
the entire length of the river. Fish include
trout, bass, whitefish and northern pike.
There are water rights to all the water in
Vanderburg Creek a well and 3 springs. The ranch is serviced by power
and phone and has a well. A Prominent log structure marks the Ranch
entrance. Additional road improvements are
currently underway.
This ranch's distinctive character and
absence of development are its prime features
and need protection from future development. The
seller is seeking a buyer committed to this
goal. A conservation easement is an excellent
tool for receiving substantial tax benefits as
well as protecting the beauty and nature of this
river valley. Such an easement or similar
protection is encouraged. The ranch is currently
divided into 10 separate parcels. See
